The most useful thing you can tell us is what the roof deck looks like today — age, last recoat date, and whether there's any known ponding or leak history. "14,000 square foot warehouse roof" describes an area. "14,000 square foot warehouse roof, recoated eight years ago, ponding in the northeast corner after every storm" describes a specification.
Tell us the operating window too. Occupied buildings often need overnight or weekend install windows, and that scheduling conversation shapes the number as much as square footage does.
