How a roof is actually priced
Five variables decide your number, and square footage is only one of them
We won't publish a fixed price on this page, because any number printed without seeing your roof is marketing, not an estimate. Here's exactly what the estimator is looking at when the number gets built.
Square footage sets the floor, not the price. Material and labor scale with area, but small roofs carry a higher rate per square foot than large ones because mobilization and crew time are largely fixed.
Roof condition is the biggest swing factor. A clean, dry substrate is the cheapest surface in the world to spray. A roof with wet insulation under an old coating, ponding low spots, or a failing topcoat is a different job entirely — which is why we inspect before we finalize anything.
Slope and drainage change the specification. Dead-flat roofs common on older Phoenix ranch homes and strip-mall buildings often need tapered foam built in to create positive drainage, which is real material and labor, not a line you can wave away.
HOA and color requirements add a step, not usually a cost. If you're in a governed community, we build the color-compliance conversation into the timeline so it doesn't hold up the install.
Timing matters too. Scheduling ahead of monsoon season is worth paying attention to — everyone tries to get on the calendar at once.

Have this ready before the call
None of it is required — the form works fine without it — but every item here tightens the estimate and shortens the time to a firm number.

Reading a bid
What a suspiciously cheap quote is leaving out
Foam roofing is easy to shortcut in ways you can't see the day the job finishes. A roof sprayed at half the specified foam depth, or with skipped moisture testing on the old substrate, looks identical to a correctly built one for roughly a year — then it doesn't.
Compare bids on the line items, not the bottom line. Ask what foam thickness the system is built to. Ask whether ponding areas get tapered fill or just another coat over the same low spot. Ask what the warranty actually covers. Any contractor who can't answer plainly is not the one you want.
Is the inspection and quote actually free, and is there any obligation?

Yes, and no. Scoping a roof costs us time, not money, and we'd rather spend an hour on your roof than argue about a change order later. You get a written, itemized number covering prep, foam, and topcoat. If it doesn't work for you, that's the end of it — nothing is owed.
Why won't you quote a firm price over the phone?

We'll give you a per-square-foot range on the phone in about two minutes. What we won't do is commit to a firm number before anyone has seen the roof, because prep scope is invisible from a description. A roof that sounds fine can be holding moisture under an old coating or have ponding low spots that need tapered fill first — quoting that blind produces either a padded number or a change order.

What information makes my quote more accurate?

Four things move it the most: real measured roof dimensions rather than a guess, honest photos of the worst areas (ponding, cracking, old patch jobs), the age and coating history of the roof, and whether you're in an HOA that will need to approve a color. If the roof has ever leaked, say so — that's a repair line item, not a surprise.
